Thunder Mountain View from the Sky
I was going to start this week with a message that we are on the outside looking in. However, since we are managing and overseeing the project, and even have our name on title, I rethought the thought. Instead, I realized we are on the inside, going outside and looking in. Because, if we were on the outside looking in how possibly could we know so much about the inside and, in fact, have a periodic view of the outside from the inside? It's time to step back a step and share the progress from another view. Who wouldn't enjoy that?
We hired an expert to fly his drone and capture pictures of this project as it sits now. From the picture above you see a fresh view of our entrance. Yep. This is the entrance which we were going to remove, then decided to leave it, then found a budget to remove it, then determined we may not be able to get rid of it at this time after all. So, we simply enjoy it and will see what can be done with it at a later date. You know, after we uncover more surprises in the project and make necessary changes and find creative ways to reallocate resources. Yeah, that kind of stuff.
A View of the Backside
This pic is from the backside of the property. This is much better than the backside of Mount Rushmore. If you are wondering what the backside of Mount Rushmore looks like simply go search the google.
He also went inside the units and has pictures of the units we are able to currently rent. These pictures will represent the "before" part of the project. Additionally, he took some pictures of the work in progress. I am sure they are cool. But, are they as cool as mine have been? Aha! We will have to wait for a later blog for that because we are on the outside looking in, remember? And, his outside pictures are way better than mine. I may be tall. But, even with my height I could never get the pics like he took; which I am sharing right here in this week's blog.
A Terrific Setting - Poolside
From the picture above you notice this is a really cool setting for this property. The landscaping and pool area look really awesome! And, there is ample parking. We are really pleased with the layout. The options given us are quite simple and pleasing to the eye. Once we get done you all will see how fortunate we were to have been able to start with such great "bones" as we say in the business. In other words, a great structure. And, a great canvas to paint the picture of what we hear the market needs.
So, what will we change on the outside? Not so much. Since we may or may not be taking out the drive-through covered entrance, we may or may not have change there. The biggest things you will notice will be the window openings and painting the building. This will have a change much more noticeable from the ground level than from the height of the pictures you see here. The window installations should begin next week. Once it begins you will see the update here the following week. Just like clockwork.

There. On these windows you will see X's. These are the windows which are getting removed. You may ask why some are and some are not. Well, in the one-bed units we only need ingress and egress for the bedroom and not the living room. So, we can leave the windows in the living area. Once this project is complete you will see how that makes sense. So, be patient!
Dumpster Side
On this far end of the building they have a unit which has no wall (it fell over during demo as you may recall from a previous blog entry). However, this was not put to waste. See where the dumpster is? Well, this is an ingenious way to get the demo trash and other scraps out to the dumpster from the 2nd floor. Instead of loading into a wheelbarrow, or similar work implement, and taking it down the hall and riding the elevator to create an even bigger mess, simply take it to unit 247 and toss it through the wall to the dumpster. Here, let me get a closeup on this as well:
Dumpster Diving
It looks like they have a few things ready to toss in there! Hopefully they don't go dumpster diving. Hey! That reminds me of something fun from my childhood. Who here remembers Scrooge McDuck diving in is vault full of gold coins?

Remember? He was the only one who could dive and swim in his vault without getting hurt. Anyone else who tried would end up with bumps on their heads. I used to love these comics. Just think, had I saved them I could probably throw them up for sale on the interwebs and make a fortune!
The remaining things getting done are framing of the interior walls in the units in phase I. This is moving along swimmingly. As mentioned earlier, they will move to the window installation next.
The fire suppression system is making great headway. It's overhead so making headway it is! They finished piping the 2nd floor in phase I and will begin on the 2nd floor of phase II next. This is awesome!
Occupancy continues to remain between 10-15 units of the 20 available.
